BEGINNING at an iron pipe corner on the north side of Riverside Drive in West Madison, Boone County, West Virginia; said corner being a common corner to the Boots Davis lot and the Eugene Ferrell trailer court tract; thence with the line of Riverside Drive S. 59’ E. 23.08 feet to an iron pin corner; thence leaving the line of the 15 foot street and running across the bottom N. 20 degrees 13’ E. with iron pins on line at 61.35 feet, 115.93 feet, and 211.80 feet, and the top of the river bank at 220 feet, to the edge of Little Coal River, a total distance of 325 feet; thence with the line of the river N. 49 degrees 07’ W. 128.25 feet to a corner; thence leaving the line of the river and running back across the bottom S. 20 degrees 13’ W. 360 feet to the place of BEGINNING, and containing 0.96 acre, more or less.

The United States makes no guarantee of condition of the property, or its fitness for any purpose. The United States will not consider any claim for allowance or adjustment or for the rescission of the sale based on failure of the property to comply with any expressed or implied representation.
Form of Payment
The deposit should be made payable to the ´United States Treasury Department´ in the form of a cashier´s check or certified check, a bank or postal money order, a certificate of deposit, or an irrevocable letter of credit. If redeemed, the property will be sold pursuant to Section 7506 of the Internal Revenue Code subject to any prior outstanding mortgages, encumbrances, or other liens that may be superior to the lien of the United States. Agreements to bid must be accompanied by the required deposit.
The Terms of Payment
To redeem the property under (Section 7425(d) of the Internal Revenue Code or Section 2410 of Title 28 of the United States Code), the Internal Revenue Service must obtain a written agreement to bid, secured by a deposit of 20% of the amount of the bid.
