The property is offered for sale “as is” and “where is” and without recourse against the United States. The United States makes no guarantee of condition of the property, or its fitness for any purpose. The United States will not consider any claim for allowance or adjustment or for the rescission of the sale based on failure of the property to comply with any expressed or implied representation.

The minimum acceptable agreement to bid is $255,000

To redeem the property under Section 7425(d) of the Internal Revenue Code, the Internal Revenue Service must obtain a written agreement to bid, secured by a deposit of 20% of the amount of the bid. The deposit should be made payable to the "United States Treasury" in the form of a cashier's check or certified check, a bank or postal money order, a certificate of deposit, or an irrevocable letter of credit.

If redeemed, the property will be sold pursuant to Section 7506 of the Internal Revenue Code subject to any prior outstanding mortgages, encumbrances, or other liens that may be superior to the lien of the United States. Agreements to bid must be accompanied by the required deposit.
Form of Payment
All payments must be by a certified, cashier’s, or treasurer’s check drawn on any bank or trust company incorporated under the laws of the United States or under the laws of any State, Territory, or possession of the United States, or by a United States postal, bank, or express money order. Make check or money order payable to the United States Treasury.
